Where is the project at in the planning/design/construction process?
Project Update 2/26/26:
Feb. 26, 2026 Update: The Project Construction Manager (Core Construction) completed the required competitive bidding process for the project in October 2025. Following receipt of the subcontractor bids, the Guaranteed Maximum Price (GMP) was negotiated with IVGID Project Management Staff and the final construction contract was approved by the Board of Trustees on December 10, 2025. Refer to the Board-related information documents below for additional details.
Final project permitting is currently in process with Washoe County and the Tahoe Regional Planning Agency (TRPA).
Initial mobilization, demolition, and tree removal are anticipated to begin mid-April 2026 with new construction scheduled to commence on May 1, 2026.

Oct. 7, 2025 update: IVGID’s Engineering Team opened bidding for the construction phase of the project on October 2, with bidding closing on October 23. The hope is to choose a construction firm and get through the Guaranteed Maximum Price (GMP) negotiations in time to return to the Board of Trustees with a GMP for the project as currently scoped on December 10, 2025.
Permits for the project were submitted to the TRPA on September 19. At the IVGID Board of Trustee’s September 17 meeting, the Trustees reaffirmed their support for a select list of added alternates to the project. Please view the linked documents below for details on planned construction areas, areas of Incline Beach which will be open for public use and parking during the construction, and the locations of the added alternates.

June 24, 2025 update: The Design-Build Team at CORE Construction has submitted Design Development Drawings (linked below) and will now proceed with Construction Drawings, which are scheduled for submission at the end of August.

On January 29, 2025: IVGID’s Public Works staff presented a comprehensive overview of the history of the Incline Beach House Project to the IVGID Board of Trustees. Click here to download the memo (PDF).
In January 2022: The IVGID Board of Trustees identified the Incline Beach House Project in the Community Services Master Plan as a “priority project” and “top tier recommendation.”
